CBD DEVELOPMENTS TAKE SHAPE
Projects across the Southeast provide central business district growth.

SOLOMON TROPP LAW COMPLEX
Tampa, Florida

A new 60,000-square-foot office building featuring Class A office space is being developed on the former Club Atlanta site on Kennedy Boulevard in Tampa's central business district. The $13 million, four-story Solomon Tropp Law Complex is expected to be completed this month. Palmetto, Florida-based Zirkelbach Construction is developing the project for the Solomon Tropp law firm, which will occupy the fourth floor and lease the lower three floors.

The Solomon Tropp Law Complex contains two to four tenants on each floor with a maximum number of 12 tenants in the building. Amenities include private office balconies, a private courtyard, a 400-square-foot skylight and an internal atrium in the first floor common space. Azurelite blue glass adorns the building along with a granite, brushed aluminum and stucco exterior. A 2.5-story parking garage is also being developed behind the complex. Alan Zirkelbach, president of Zirkelbach Construction, said the Solomon Tropp Law Complex will lead the way in the revitalization of the business district between the downtown Tampa and Westshore business districts.

TWO WACHOVIA MAIN
Charlotte, North Carolina

Two Wachovia Main

The Two Wachovia Main building in downtown Charlotte is undergoing a facelift. Batson-Cook Company is overseeing a $26.7 million renovation that began in November 2004 and is scheduled to be completed in April 2006. The renovation includes an overhaul of the interior and exterior of the 12-story, 300,000-square-foot building. When completed, the building will include centrally located elevators as well as a new mechanical and electrical system. A new glass shell will open up to the Wachovia atrium and plaza as well. Two Wachovia Main, located at East Third and South Tryon streets in Charlotte, will house Wachovia's main office space as well as ground level retail.

PARK PLACE
Winter Park, Florida

Park Place

Trammell Crow Company on behalf of the Elizabeth Morse Genius Foundation, is developing Park Place, a mixed-use building in Winter Park, Florida's central business district. The three-story, 50,000-square-foot development is located at 329 Park Avenue North. The top two floors will contain office space with the ground floor offering 14,000 square feet of retail and restaurant space. Scheduled for completion in December, Park Place will serve as the north anchor for Park Avenue. Its open-air design will complement the shopping district's 60-year legacy of open-air retail. An adjacent parking garage is being built to accommodate the needs of the new businesses as well as the public.

Boutiques and upscale shops encompass the ground floor space, while office balconies overlook the avenue as the development respects Winter Park's pedestrian atmosphere. Harold Ward, president of the Elizabeth Morse Genius Foundation, hopes Park Place will be a strong contributor to the financial health of Winter Park's CBD as well as enhance Park Avenue. The Elizabeth Morse Genius Foundation supports the Charles Hosmer Morse Museum of American Art, and charitable organizations and activities in Winter Park and Central Florida.

Burke, Hogue & Mills Architects designed Park Place and Trammell Crow Company is handling its retail and office leasing. Completion is slated for December with tenant occupancy by March 2006.

55 ALLEN PLAZA
Atlanta

55 Allen Plaza

Ernst & Young, with the help of Barry Real Estate, is building its new headquarters at 55 Allen Plaza in Atlanta. The international accounting and consulting firm will occupy nearly half of the 14-story, 346,000-square-foot office building situated within the $330 million Allen Plaza mixed-use development. Named after former Atlanta mayor Ivan Allen Jr., the project consists of 55 Allen Plaza along with 30 Allen Plaza, a 264,000-square-foot tower anchored by Southern Company, another 34-story tower, a full-service hotel and 100 condominiums.  

Fifty-five Allen Plaza will feature floor-to-ceiling vision glass. It will also be adorned with a glass and aluminum canopy as it marks the Atlanta skyline.

The development is located at the confluence of the Interstate 75/85 connector, Williams Street ramp, Spring Street and the new Ivan Allen Jr. Boulevard. Barry Real Estate broke ground on 55 Allen Plaza in April and delivery is slated for May or June 2007. The architect is Jon Pickard Architects and Kimley-Horne & Associates is providing the civil engineering.
